How much could I borrow?
Explore an income-based example, then see how a loan could fit alongside your monthly costs.
Residential repayment mortgages only. An illustration, not a lending decision.
Your borrowing illustration
Enter your figures, then select “Calculate illustration”.
Example using 4.5 times your annual income—not a lender borrowing limit. Actual lending could be lower or higher.
- Income-based example
- Actual loan being tested
- Illustrative property budget: loan plus deposit
- Loan-to-value (LTV)
Loan-to-value is the loan as a percentage of the illustrative property budget above. It does not guarantee eligibility, a property valuation or a mortgage rate.
No borrowing is being modelled. The repayment is £0; this is not confirmation that a purchase or mortgage application is possible.
A shortfall means the figures do not cover the costs or allowance shown. Money left over is not a lender affordability assessment or approval. Nothing has been deducted from your annual income to invent a lender’s borrowing limit.
About this illustration
This is an illustration, not a mortgage offer, agreement in principle, recommendation or full affordability assessment. It uses your figures and assumes an unchanged interest rate for each scenario. Mortgage fees and buying costs are excluded. Lenders apply their own criteria, so actual borrowing and repayments may differ.
Payments are assumed to be equal and made at each month’s end. This does not include interest-only lending, future income or expense changes, fees added to the loan or lender credit checks. The optional rate-rise scenario is hypothetical, not a forecast or an FCA-required stress test.
Your home may be repossessed if you do not keep up repayments on your mortgage.
