Mortgages for non-UK nationals

Understand your options for a home in the UK.

You do not always need to be a British citizen to obtain a UK mortgage. Lenders may consider your residency status, time in the UK, income, credit history and the amount and source of your deposit.

Requirements vary, including how a lender treats visa conditions or settled status. We’ll look at your circumstances and the property’s intended use before considering suitable lenders available to us. Having permission to live in the UK does not, on its own, guarantee mortgage approval.

The information behind an application

Residence and status

Explain your current immigration or residency status and any relevant time limits. A lender may ask how long you have lived in the UK and how long your permission lasts. Requirements are lender-specific; there is no single rule covering every applicant.

Income and commitments

The lender needs evidence of income and regular spending, whether earnings come from the UK or overseas. Currency, employment and existing debts can affect the assessment. Citizenship does not replace the usual need to show that the mortgage is affordable.

Deposit and credit history

The size and source of the deposit, together with available credit records, form part of the picture. Limited UK credit history is different from an adverse credit record, but either may affect the evidence and lender options available.

Use the facts of your situation, not a general rule

Two applicants with the same nationality can have very different mortgage circumstances. Residency, employment, household commitments and the property all need to be considered together. Start with accurate current documents and explain any expected changes, such as a visa renewal, a new job or a move between countries.

Ask which evidence the relevant lender needs before arranging translations or other supporting documents. The mortgage discussion does not replace immigration or legal advice, and a lender’s initial indication is not a final offer. If the property will be rented out rather than used as your own home, make that clear at the outset because the appropriate borrowing and assessment may be different.

How mortgage advice works

  1. Talk about your plans

We’ll start with your circumstances and what you need from a mortgage, so we can explore the options available to you.

  2. Compare suitable deals

We’ll compare suitable deals from the lenders available to us and explain the repayments, fees and other costs.

  3. Make your application

If you decide to go ahead, we’ll guide you through your mortgage application and the information your lender needs.

Getting started

Does indefinite leave to remain guarantee acceptance?

No. It may be relevant to a lender’s residency criteria, but affordability, credit history, deposit and property checks still apply. Other residency categories may also be considered by some lenders. A status label is one part of the application rather than a lending decision.

What if I have little UK credit history?

Explain how long you have lived in the UK and what records are available. Lenders differ in the evidence they accept. A limited history does not automatically mean poor credit, but it can affect the available routes and the checks needed before a decision.

Can overseas savings form my deposit?

The lender and legal adviser will need to understand the source and movement of funds. Acceptable evidence, countries and currencies vary. Discuss the arrangement before transferring money solely for an application, and obtain any necessary independent tax or legal advice.

Your home may be repossessed if you do not keep up repayments on your mortgage.
