Expat mortgages

Explore UK property borrowing while living abroad.

Living overseas can change how a lender assesses a UK mortgage. Your country of residence, employment, income currency and UK connections may all matter, along with the property and how it will be used.

You might be buying a future UK home, refinancing an existing property or considering a rental investment. These are different borrowing needs. We’ll look at the relevant criteria from the lenders available to us; overseas residence does not give automatic access to an expat product.

Make the overseas circumstances clear

Where you live

Lenders may restrict the countries of residence they accept. Explain where you live and work, whether that is likely to change and any UK connections. Nationality and residency are separate considerations, rather than interchangeable labels.

How you are paid

Overseas earnings may need additional evidence, and the currency can affect affordability. If income and mortgage payments are in different currencies, exchange-rate movements can change how much of your income is needed to meet the same payment.

How the property is used

A home you intend to return to, a property occupied by family and a rental investment can need different arrangements. Tell the adviser about the intended occupants so the lender’s criteria and relevant regulatory treatment can be checked.

Plan the documents as well as the deposit

An overseas application may involve income and banking records from another country, evidence of residence and an explanation of the source of your deposit. The required format and any translation or certification depend on the lender and legal checks. Establish what is needed before arranging documents, rather than assuming UK application requirements apply unchanged.

Consider currency movements and the practical costs of owning UK property while abroad. Tax and legal questions can arise in more than one country, so obtain appropriate independent advice. This page concerns UK property: buying a home overseas usually needs separate international arrangements. Availability of any VFS overseas-property referral must be confirmed; it should not be assumed from the UK expat service.

How mortgage advice works

  1. Talk about your plans

We’ll start with your circumstances and what you need from a mortgage, so we can explore the options available to you.

  2. Compare suitable deals

We’ll compare suitable deals from the lenders available to us and explain the repayments, fees and other costs.

  3. Make your application

If you decide to go ahead, we’ll guide you through your mortgage application and the information your lender needs.

Getting started

Do I have to be a British citizen?

Eligibility depends on the lender and the complete circumstances, including residence, income and the property. An expat description is not a universal nationality rule. Explain both citizenship and residence accurately so the relevant criteria can be checked. Approval cannot be assumed from either alone.

Can I buy somewhere for family to live?

Tell the adviser exactly who will occupy the property and whether rent will be paid. Family occupation can affect lender acceptance and mortgage treatment. It should not be presented as an ordinary investment letting if the actual arrangement is different.

Can I arrange a mortgage to buy abroad?

That is a separate question from financing UK property while living overseas. Local lending, legal and tax rules apply to an overseas purchase. VFS’s access to any international advice or referral route needs confirmation before a service can be offered.

Your home may be repossessed if you do not keep up repayments on your mortgage.
